  • The Summer Season begins in mid-June and extends through mid-September. The Winter Season encompasses the remaining 9 months of the year.
  • We offer vacation rentals on the beach, near the beach, and on or near the bay. Our properties range in size and price – there is a property to suit every budget! Off-season (Winter) rentals are often offered at bargain prices.
  • All vacation rental properties are equipped with every basic amenity you need to enjoy your stay. For a complete list of our standard amenities, please click here.
  • Most vacation rentals do not include linens. You will be responsible for providing your own sheets and towels. Linens may be available for rent at an additional charge.
  • All vacation rentals are professionally cleaned prior to your arrival. A mandatory cleaning fee will be deducted from your security deposit after you vacate.
  • All of our weekly vacation rentals are booked from Friday to Friday in the summer months. Off season weekly rental dates are be flexible.
  • Most vacation rentals are available for check-in after 2:00 pm on the day of your arrival. Check-out is required by 10:00 am on the day of your departure.
  • We also manage dozens of long-term rentals. Most long-term rentals require annual lease agreements. Winter (9-month) rentals also require a lease agreement.
  • Balboa Newport Realty specializes in residential and income property sales. Our real estate salespeople will help you with every aspect of the buying and/or selling process.

Fees & Deposits associated with Vacation Rentals:

  • Rental Fee:    Covers the cost of residing in and using the property for a specified number of days.
  • Security Deposit:    Ranges between $1,000 and $2,500. Refundable after you vacate, minus cleaning and booking charges.
  • City Tax:    The City of Newport Beach charges a 10% short-term lodging tax. The 10% tax will be applied to the rental fee only.
  • Booking Fee:    $50, deducted from your security deposit.
  • Cleaning Fee:    Ranges from $175 to $400 depending on property. Specific rates cannot be guaranteed as charges are directly related to the condition of the property after you vacate. Any damages will be deducted from your security deposit.
  • Reservation:    We collect 50% of the total due on your reservation up front.
  • Deposit:    Remaining 50% is due 3 weeks prior to your arrival.
